We hired GVS Construction, LLC in May 2018, to build a single story 3000 square feet house in Henderson NV. The move-in date was promised to be June 2019 and today, June 2020, the kitchen is not even installed. Our two-year ordeal with GVS was a nightmare. According to the contract, GVS must present change orders prior to the proceeding, but most of the time, GVS presented us with a huge bill for work which was never approved months after the completion. GVS installed a 400 electric panel and applied for 200 electricity although the architect informed them that 600 was necessary. According to the contract, the drywall structure should have been leveled 4, but GVS only wanted to apply a level 3 knockdown. We had to pay out of pocket for level 4. According to contract, a 3 coat stucco was to be applied. GVS only applied 2 coats and just applied a paint coat on top. The stucco and the roof work are the worst, I have ever seen. The stucco must now be redone for $16,500. The roof underlayment was exposed for 4 months and was burnt due to the long exposure. The house wrap was also exposed for 4 months and turned yellow, also due to the long exposure. Both materials have lost much of their life expectancy. Wiring in the kitchen was the wrong gauge, which could have led to a fire. A/C vents were missing, some wiring was completely missing e.g. wiring for the dishwasher. Normally there are about 25 inspections for a new construction in Henderson. Our house had over 40 inspections which shows the lack of professionalism. In March 2020 we discovered that hadn't paid all of his sub-contractors and that 2 liens were already installed against our house, no comment from GVS. Mr. Gutierrez extorted us into paying an unjustified invoice by threatening to shut down the project because he demanded payment although it was not due at the time of his demand. At this point we lost all trust in GVS and terminated the contract. Mr. Gutierrez immediately installed a lien against our house for $190,000 without considering faulty and unfinished work. We were only able to survive financially because we are cash payers. If we had needed a mortgage, we would have been completely wiped out. We filed a complaint with the board of contractors by they explained that this is a legal issue and that they are not willing to thoroughly investigate the case.

The owner does not pay his employee's, do not use this company. Many employees have not been paid on jobs that have been already been completed. He will take your money and not pay anyone then himself.

We contracted with GVS Construction LLC (Miguel Gutierrez, owner) for a first-floor / kitchen remodel in January 2018. Payment terms of the contract was 50% up front, 50% at completion with customer satisfaction. The estimated timeline to complete the project was 6 weeks. In scope was: • Demo partition – drywall & paint ready • Remove and cover up sliding door at kitchen – drywall & paint ready, includes exterior stucco • Plumbing – replace angle stops / BBQ gas line at exterior of house • Kitchen electrical – 2 circuits, outlets in backsplash, install exterior lighting at new back door slider • Sink installation – (sink furnished by owner) • Install Kitchen Cabinets • Countertops – granite fabrication & installation • Backsplash – materials & installation • Flooring – installation (tile furnished by owner) • Paint – interior walls We asked Miguel with GVS Construction to review the poor quality of work on multiple tasks in the project such as flooring installation, drywall patch work, cabinet construction, exterior stucco, and countertops, none of which was done according to quality workmanship and standard practices. FLOORING: The problems began right away – we had to point out multiple tiles that were installed and were hollow, were not properly spaced, and were unlevel. These tiles all had to be replaced. They also left a 2” gap of exposed concrete at the base of our stairs and told us to get a piece of molding and thicker carpet on our stairs to fill in the gap. Next, they did not properly protect the newly installed flooring as they completed the rest of the scope of work. As other tasks were completed, it caked the floor with debris that they would mop up daily. This wet mop made a paste of debris that basically glued to the wood-like tile and grout, making the brown tile and grout look white. When questioned, Miguel told us that the final cleaning at the end would take care of this. After 4 days of their crew cleaning the floors with mop-n-glow, they finally called in a professional floor cleaner. This helped clean the tiles, but it did not clean the grout. What we discovered from the cleaning, however, was chipped tiles, eroded grout, and exposed spacers. We now need to have the chips repaired, the spacers removed, and the entire floor re-grouted (and possibly stained to color match the grouts). CABINETS: The cabinets have problems too. There are exposed finishing nails poking into the cabinet box. There is one cabinet that was assembled so poorly that it has a gap that exposes the wall behind it. The hardware handles they installed are obviously crooked where 2 handles next to each other are 1/8” off. To add insult to injury in all of this, they also scratched the stainless-steel GE Monogram microwave oven and tried to buff it out. However, instead of buffing the stainless with the grain, they swirled it, so they ruined the finish in a larger area than the original scratch. They also scratched our GV Monogram cooktop, but we learned after the microwave damage, and never let them touch the scratch in the 2nd appliance. As of June 2018, these things need to be repaired. COUNTERTOPS / SINK: GVS Construction cut the granite countertops wrong the first time they installed and had to remove them, get a new slab, and try again. On the second try, they still were cut wrong and had to take those back to adjust. As of June 2018, there is a crack in the granite at the sink cutout that needs to be repaired. The sink cutouts around the apron front are rough and unpolished. And, to complicate things more, they broke our Kohler cast iron farm sink beyond repair, so we are waiting for the replacement to arrive so we can reinstall again. Because of the unfinished sink, they also never finished the install of the granite on the island, so we need to center and glue down the island granite. EXTERIOR STUCCO: We relocated our back-door slider to a new spot. GVS Construction was to fill in the old door and any indication that a door was there. On their first install of the stucco, there was a clear line outlining where the old door was. When we pointed this out to Miguel, he said that it needed to be rubbed out and would be fine. The next thing we knew, it was painted and the line was no better. We pointed out the bad work a 2nd time. GVS Construction had to re-do this work by removing all the stucco work and starting over. Despite their 2nd attempt at this job, we can still see the outline of our old door and this will need to be done a 3rd time. DRYWALL: We can see every drywall patch done by GVS Construction. We gave them 4th and 5th tries at remedying this problem in multiple locations in our home. When asked about the poor quality of work, Miguel said that it was patch work and we can’t expect it to be invisible. He told us that we are getting a remodel, not a Rolls Royce. As of June 2018, we will need to hire a drywall professional to fix the patch work poorly done by GVS Construction. PAINT: We accepted a change order to have GVS Construction paint our interior walls. We had to point out to GVS Construction areas where a second coat of paint was needed. We also had to point out areas where they missed painting completely. And, despite multiple attempts to make clean lines between the walls and ceiling, we are left with wobbly paint lines where the wall color is on the ceiling. As of June 2018, we will need to have our paint touched up in areas where the job was poorly done. By June 2018, we were well passed the 6-week expected completion date and GVS Construction was clearly having financial problems. They complained to us how they were losing money on our project. We retorted this comment with the fact that if they had done the work right the first time and not damaged our appliances and sink, they wouldn’t be losing money on the project. Miguel with GVS Construction began bullying us for payment even though the job wasn’t done. Miguel even cursed us out, calling my husband a ‘d - ck’ and a ‘picky a - - hole’. He also threatened “to come over and start ripping sh - t out”. Next, to bully us to pay for unfinished and poorly done work, they sent a notice of intent to lien. At that point, we had enough of their bad work and bullying. It was clear that Miguel and GVS Construction weren’t willing to finish our project and we got an attorney. We opted to offer a settlement payment to GVS Construction to sever the relationship. We have filed a complaint with the Nevada State Contractors Board and are posting this review to let other consumers know to proceed with caution if you choose to contract with GVS Construction. I have worked with GVS Construction for years. I originally used them to design solar projects but since have seen the quality of their workmanship on several remodeling and home improvement projects. Miguel is honest, trustworthy and you will likely save $$$ over other local companies.
