It was supposed to start as a basic kitchen remodel until we found black mold, termite damage, and rot in the floor system which cost to go up. The original estimate was only $22,000 and included moving the hot water heater, laundry appliances, and associated plumbing and electrical out of the kitchen and into the mud room, as well as all new electrical wiring, fixtures and outlets. This turned out to be the most labor intensive kitchen remodel I've done to date, despite the relatively small size. We installed plank tile with DITRA underlayment, replaced the drywall on the ceiling and top coated the walls which had never been finished, installed all new outlets and fixtures, repaired the framimg where someone had previously and incorrectly tried to remove a portion of a load bearing wall, reframed the window opening and installed a smaller window, framed in and finished a vent from old wood burning stove, installed crown moulding, new black steel appliances, granite countertops, and a subway tile backsplash to complement the granite. Had the floor system not been in absolute horrible shape, the home owners wanted to use it, and I wanted to accomadate them as best as possible, but termite damage + rot + the lumber had already began to split resulting in the center of the floor being 2" lower than perimeter, it was an issue that needed addressing. I try very hard to stay within budget, but on old houses it can be hard to predict what you might run into.
