Re: This project at 6415 Slater Road in Andover continues to stagnate, with no progress due to Adrian‘s unwillingness to communicate or spend any time or pay any attention to what needs to be done. As can be seen in the emails below, way back in November when I got the building permit, he said he "will be in touch" and "will look it over" when I brought up the issue of the post foundation which is just one issue needing to be addressed in order to get going on building. Well, he never got in touch, and he never looked it over, despite the fact that I mentioned in the email that I was going to be discussing the issue with the general contractor on December 6 in person and on site. When Russ, the general contractor, called Adrian the first week in January, Adrian still hadn’t looked at it or gotten any familiarity with the issue. As per usual with Adrian and the crew at Dutch Barn Builders, it’s always sorry I haven’t done anything about that for the past months, I’m still too busy to do anything about it now, but I’ll look at it next week and get back to you. Then next week comes and you don’t hear from them… rinse and repeat. Russ never heard from him in January or February or March. When I finally got a hold of Adrian by phone in March, it was the same old story, just excuses for doing nothing. He left me a phone message saying he would get back to me next week with an estimate. Huh? An estimate for what? The first issue at hand was figuring out a plan regarding the post foundation. That’s what he was supposed to be looking at and getting back to us about for months. But he was so out of touch and didn’t know anything about the project because he had been paying no attention… Somehow he had the misconception that he was the general contractor, even though he doesn’t have a general contractor license in Ashtabula County, and we couldn’t have gotten the building permit with him listed as the general contractor. Nobody had ever requested of him that he get back to me about an estimate for cabinets or drywall or finding an HVAC guy or an electrician, etc. If he'd been paying any attention, reading his emails, looking things over, and being in touch, he would've known that'd I'd already hired an electrician, an HVAC company, a plumbing/septic company, with all of them necessarily being active in the permitting process. As well, all of them needed down payments in order to work on the project. In fact, we couldn't have even gotten the building permit without the electrical/HVAC/plumbing/septic contractors already in action participating fully in filling out all the forms and putting together the plans and listing their license numbers on the application in order to get the permit approved. How many years would it have taken Adrian to do all that stuff, given the pace of his progress on what he is supposed to be doing, let alone being responsible for doing more? The project surely would never get done if Dutch Barn Builders were in charge of everything! To be clear, no estimate is needed. The price was already signed and agreed upon. It’s $48,000 to do what Dutch Barn Builders promised to do. That figure may need to be adjusted down due to the situation with their cabins not being up to Ohio Revised Code standards in so many different ways and the adjustments needed. For example, the upstairs was supposed to be a full upstairs, but that design did not meet Ohio Revised Code standards needed in order to get a building permit, so John Zvolensky at TAC Systems had to make many adjustments in order to get the cabin up to code, including losing about half the square footage of space upstairs. Also $4000 of the $48,000 was for the post foundation, rather than just setting the cabin on the ground. But the post foundation wasn't up-to-code either, and Adrian still doesn’t have a plan for how he is going to do the new plan for the post foundation in coordination with Russ because of Adrian‘s complete lack of communication and no attention to that issue for so many months. If the post foundation cannot be done due to Adrian‘s unwillingness, that $4000 will have to come off the price also. If Dutch Barn Builders wants to get paid for what they agreed to do, Adrian will need to start communicating with Russ (440-969-3387) and be ready when Russ needs them to start their part of the job in April or May. Adrian will need to bring all the needed up-to-code materials on time, and his team will need to act like a reputable building company and do everything up to code to pass all the inspections on time. I am in the horse racing business, and I work with many different vendors and other business people. Everybody I work with is very busy, with busy schedules and a lot to do. But when I email them or text them or call them, they reply, and we get things done in a friendly and timely way. However, whenever I email or text or call anyone at Dutch Barn Builders, they act like I should stop bothering them and let them continue doing nothing on this project indefinitely. This when they are supposed to be building a $48,000 cabin for me, which presumably they are in the business to do and should be happy to do in order to get paid. After we got the building permit, how could I not have gotten a phone call from someone at Dutch Barn Builders at some point saying something along the lines of "that's great, now we can get specific about putting your project on the calendar, finalizing getting all the materials together, working out any outstanding details, etc."? It has been far beyond bad customer service from them; it has been utter disrespect to me as a customer for a year and a half now. I can’t take their reprehensible actions anymore, and I have no desire to speak to anyone from Dutch Barn Builders. The time has come for no more excuses; just coordinate with Russ and finally get the job done. They can either get paid in May or get sued in May. Up to them.
