TDS Custom Construction is proud to announce that it has been named the 2015 Regional CotY Winner, Region 3 North Central, for a Residential Addition Over $250,000. Staying true to the traditional aesthetics of this classic colonial home in the Nakoma area, a new second story addition was designed and constructed on top of the existing kitchen space to allow for a new master bedroom, bath and small private porch. A new third floor gable roof allowed for an expansion of the existing third floor recreation room. Finally, the first floor screen porch was redesigned and rebuilt. The project was topped off with a fresh coat of paint for the house, and the construction of a patio and retaining walls to enhance the property. The special energy efficiency feature in this project is the hot roof, with two-part spray foam insulation, so that the furnace and duct work remain within the thermal envelope.

Designed by architect Frank Riley, this lakefront home received a backyard addition that has greatly enhanced the value of the home due to the additional, usable outdoor space. This former stone patio was converted into an impressive deck that includes a spa, cooking space, counter seating, a dining area, and an area to lounge under the arbor with its mechanical shades. The landscaping both adorns and pulls the space together into a very tranquil setting. And that view of Lake Mendota is outstanding!

Our client came to us with a rough sketch of the space she envisioned for her home. The house, located in a designated historic district, was in need of a facelift. The footprint of the 1st floor at 480 SF felt cramped and dark. A middle room in the house that served as the dining room went unused and was nothing more than a traffic corridor. To transform the house into the vision the homeowner had we removed two load bearing walls and opened up the entire 1st floor. LVL beams were added along with footings in the basement. A chimney which was no longer in use was taken down to allow for more flexibility with the kitchen layout. The kitchen was to take center stage in the house. The painted cabinets are topped with a locally quarried granite. Mosaic tile in stone and recycled glass anchor the cooktop and hood. The large island includes seating for 2-3. The owner decided to eliminate a dining table all together. A corner of the kitchen includes a desk with space for cookbooks and display. A window and new full lite door in the kitchen area were also added to allow light to flood through the house. A new triple window unit approved by the local Landmarks Commission was also installed on the front of the house along with a new fir front door. A new balustrade/handrail was designed and built for the stairs to the second floor. New base and casing was installed throughout the first floor detailed to match the age and style of the house. To top it all off new birch tongue and groove hardwood flooring was installed on entire first floor.
