East Village Apartment

A complete gut renovation of 7 residential units; rehabilitation and modernization of the common areas including the staircase and "whiteboxing" of the retail space. Developer has executed a plan to re-position a pre-war building by renovating dilapidated units and common spaces to achieve top market rents. The new design included custom made barn doors, exposed brick walls, industrial lighting fixtures, USB outlets as well as simple but bold accents and details throughout. The interior of the units were completely demolished to allow for the redesign of a more efficient layout and to accommodate additions of the second bathroom. An open layout design was chosen to combine living room with a kitchen, which required relocation of the kitchen plumbing fixtures. Electrical service was upgraded to allow for contemporary electrical devise usage and interruption-free service during the peak hours.

It is a new construction building with three townhouses style units, comprising of a total of 5,913 square feet. This project included a complete renovation of interior spaces. A typical unit was a triplex with 3 outdoor spaces, including large private roof-deck garden and balcony. Every unit could be accessed directly through a keyed elevator. The main highlights of the living room were a wall of windows with a breathtaking view of the Empire State Building and 16' tall ceiling. A standard Poggenpohl kitchen was outfitted with Wolf, Sub-Zero and Miele appliances. The marble bathrooms featured radiant heated floors, deep soaking tubs, heated towel racks, and steam showers. Building amenities comprised of virtual doorman services, down-draft ventilation system for cooking exhaust, floor-to-ceiling windows, remote window treatments, wide plank oak flooring and multi-zone central air conditioning.

Condo conversion of a soap factory into 45 condo and townhouse units located in the Vinegar Hill landmark district in Brooklyn, New York. The former J&M factory and former soap manufacturing plant house an East riverfront processing building that includes eight striking steel silos with approximately 20-foot diameters, and rising 80 feet, from the cellar to the roof. The 45 new loft type units incorporate the silos into their design, housing curving stairs, bathrooms, hallways and other apartment features, made unique and bold by the preservation of these treasured steel gifts. Public corridors at each of the newly created seven floors offer a full view of all 8 silos, and will remain that way.
