I asked this company to help me with demolition and a construction of a new house in Orange. He first quoted me $250/sq feet at the end of 2020. And then at the beginning of 2021, he said $300/sq feet. Then at the end of 2021, he quoted me $651+/sq feet. He came up with all these numbers NOT based on his calculated estimate. He told me he was basing it on talking to three of his colleagues who had built 20 houses between the three of them. I told him that was not what we agreed on. He then told me that he can value engineer it. I asked him for an estimate based on my house. He kept on saying that he did not want to waste his time giving me an estimate. He then proceeded to ask me to watch a video that shows it cost $400/sq feet to build a house in Lake Tahoe. This is what he said: This is a very accurate video (please watch). Your home is more elaborate, larger and you have to add the demo and grading of the existing lot. This would put you right around $400 a sq ft. Sincerely, Basically he came to me. His prices went all over the place, and in the end, he said - well, this video said that to build a house, it cost $400/sq feet. So I will build your house based on what the video said. I do not want to use him anymore. So guess what? He wants $240999.80!!! He said I have to give him the profit that he would have earned building my house, incurred material loss, restocking fees, and delivery cost. Even though we have not even started. On the calculation, he doesn't even know the exact square footage of my house. He calculated it based on 5800 sq feet (the deck is 1200 sq feet, 4605 sq feet house), and then he multiplied that with the going rate of $400/sq feet for construction! NOTE: THE GOING RATE, not the real rate based on his calculation of my house! He didn't want to give you prices. Even his contract does not have numbers, so he can charge whatever he wants. On the phone, he told me that the demolition cost is $90K. Now that he wants money and he has to show the paperwork, he showed the quote to only be $50K. He told me that he got 3 quotes for demolition. I asked him how much was the quote. He refused to tell me. I tried to recommend my worker's licensed friend's demo company. He proceeded to tell me that he is the person in charge and that everything has to go through him, etc... I had no intention of doing the demo myself. I wanted to recommend somebody if the cost is cheaper. So I told him that I was not comfortable being "man-handled" by him (I am a woman). I want to be more involved than being a paycheck. When I first met him, he told you he had built tons of houses. But in reality, he never did any house! And his inexperience shows. Who would use a guy who does not want to calculate an estimate based on the house that is going to be built? Instead he told you to watch a video and say - hey - that's the price that I am going to charge you because that video said so! I asked him to quote me to do a repair of a condo who got damaged by a tenant. He quoted me $1850 to replace the outlet switches. My worker did it in two hours, with the materials costing about $150! Kitchen Cabinets - he quoted me $15040. My cabinet guy charged me $6000. To demolish the kitchen cabinets and the carpets of an upstairs condo (700 sq feet approximately), he quoted me $3500 + $1200 (may include some or all of the following: Trash Pickup, Dump Fees, Temp Fencing, Port a Potty, Scaffolding, Deliveries, Site Clean-up, Material Handling, Site Management, Erosion Control, Equipment Rental, Plastic, Ram Board, Site Visits, Site Meetings, Scheduling, Site Safety). My workers did it for $500. Another professional company quoted me $1200. Flooring - wood tiles for the 1405 sq feet condo, only upstairs plus stairs are going to be replaced. He excluded the two bathrooms. He quoted 1000 sq feet of wood tiles material for a total of $7000. I got my floor tiles material for $1.54/sq feet, 850 sq feet material including the two bathrooms (including 10% extra material). Total for wood floor tiles material is $1309. 850 sq feet is overly conservative considering that the 1405 sq feet includes a 3 car garage! Even with the excessive overcharging, at the end of the invoice, he added $10120 for profit!!!! Everybody has to eat. And he is entitled to make a profit out of you, but one needs to be fair! He even offered to supervise my own workers! That is how hard he tried to get money from me. My workers whom I have known for years, he tried to tell me that I needed him to supervise them because he said "workers are unreliable". He told me that he would give me a special discount of $85/hour to supervise them, instead of his usual $125/hour rate. I also lost confidence in him because I found the review that one of his workers posted on another site because he took $1000 from him. All the ongoing facts stated here are true, nothing but the truth, and I have supporting documents and text messages to support this.
