Historical Home Renovation with a Mondern Theme

This was a full, three story, interior renovation including a garage extension. All three levels of the homes plaster walls were demolished to the stud with all new electrical and mechanical systems installed and brought up to current code requirements. Original hardwood floors were restored to their intended luxurious high end finish on the second and third floors. All new hardwood flooring was installed on the first floor. The main staircase and architectural elements were restored and resonate the grandness of the home. The existing kitchen was small and underutilized. By integrating the existing rear entry room and opening the expansive foyer at the front, the kitchen is now suitable for even the most fastidious chef. New custom cabinetry and elongated center island improved functionality with high end fixtures adding to the attraction. The new master suite was designed by removing walls to incorporate the new master bath., which now extends the full length of the home will all new high end features. The unused third floor was designed as a play room for the homeowners new twins. Leaving the existing footprint intact, this open plan provides plenty of space for fun. The main objectives were to honor the architectural features of the home while updating the systems resulting in a comfortable yet sophisticated home with an abundance of historical value. New windows were installed throughout and all doors and trim were restored. Design services were reviewed prior to demolition to ensure the homeowners vision came to fruition.

This 1900's era home provided may challenges from settlement issues to code updates. This was a lengthy and meticulous renovation as we attempted to provide modern day conveniences while keeping the historical elements intact. Original trim and millwork were painstakingly removed and stored for restoration and reinstallation. All plaster walls from the 1st to 3rd floors were demolished for installation of new electrical, mechanical and plumbing systems. With no bath or powder room on the first level, typical of this era home, plumbing was routed in order to provide this convenience. Maintaining the integrity of the original hardwood during construction for restoration meant different scopes of work being performed on each level of the home at all times. From demolition, maintaining architectural elements and implementing modern conveniences, scheduling and balancing work flow was key in keeping costs to a minimum.
