Leaking Basement and Crawl Spaces are Corrected by Permanent Solutions in Canal Winchester, OH

Maintaining a healthy longtime home is important to homeowners in Canal Winchester, OH. They weren’t aware of the severity of water and structural issues when they moved into their house, but they recently noticed these issues getting worse over time. They contacted Ohio Basement Authority after learning more about us online, and we helped them create a healthy home by installing several basement waterproofing, crawl space repair, and foundation repair solutions. We waterproofed the crawl spaces by installing the SmartPipe drainage system and SmartSump sump pumps, then encapsulating them in CleanSpace liner. The basement was waterproofed with the WaterGuard drainage system, TripleSafe sump pump, and SaniDry XP dehumidifier, as well as exterior IceGuards, LawnScape Outlets, and downspout conductor lines. Carbon Fiber, one of our foundation repair products, was also installed on the cracking foundation walls to reinforce them and prevent further cracking. A leaking window was replaced by a glass block window, and WellDuct window well drainage was placed on the wall to assist with directing potential leaking water to the WaterGuard. Several of the exterior window wells were replaced, and a SunHouse window enclosure was also installed. The homeowners were excited to have these permanent solutions installed so they will now have a safer and healthier living environment to enjoy for many more years to come.

Foundation Walls Stabilized with Push Piers & PowerBrace Beams in Athens, OH

Homeowners in Athens, OH, have lived in their house for 20 years, and they were growing concerned with the structural stability of their 42-year-old home. They recently began to notice various cracks in their foundation walls that looked like stair steps. Stair-stepping cracks are common signs of foundation settlement. While there are a variety of possible causes for settlement, the most common reason is hydrostatic pressure. Wet soils expand and exert pressure on the wall, reducing the structural integrity. Hoping to address these issues before they became worse, the homeowners contacted Ohio Basement Authority. Inspector John Becker, Sr., noticed the cracking patterns during his thorough inspection of the interior and exterior of the home. He suggested two ways to reinforce the foundation walls. Per John's recommendation, one of our expert crews installed four Push Piers under the foundation and two PowerBrace beams on one of the interior foundation walls. A portion of the west wall and southwest corner was excavated to expose the foundation footing. Rugged steel tube sections were hydraulically driven through heavy-duty steel foundation brackets to reach the depths of competent load-bearing strata. The weight of the home is then carefully transferred through the piers. This ensures no further settlement will occur, and provides the best opportunity to lift the home back to level. Two PowerBrace beams were also installed on the west foundation wall. The durable beams are secured to the concrete floor and above floor joists, and can be tightened at intervals for wall improvement. These products meet the homeowners' goals of permanently stabilizing the foundation walls, attempting to left the foundation walls back to level, and straightening the walls. The homeowners are happy to now have a house that will be stable for years to come.

CleanSpace Encapsulation Creates Healthy, Usable Crawl Space in Dublin, OH

After living in her house for 20 years, a homeowner in Dublin, OH, began noticing problems with her crawl space. She only went into the crawl space to store and retrieve holiday decorations and other items, but realized it wasn't the healthiest place to put her belongings. Some issues she noticed were moisture and leakage. Not wanting them to become bigger problems, she contacted Ohio Basement Authority. Inspector Matt Wojciechowski found failing insulation and foundation walls damaged by water intrusion and moisture. Per Matt's recommendation, one of our crews placed drainage matting on the crawl space floor, then completely encapsulated the area in CleanSpace. The drainage matting creates a drainage space under CleanSpace for any water to flow beneath. It also adds durability, puncture resistance, and a thermal break. The thick CleanSpace liner covers the floor and walls. It completely isolates the area from the earth, and it is tough enough to crawl on. The homeowner is now happy to have a healthier area for storage space because of these products that also carry a 25-year warranty.
