Underlayment: Install 15# premium fiberglass reinforced code approved underlayment. Install CertainTeed weather watch ice and water shield in valleys and around all roof penetrations. Roofing: Install CertainTeed Landmark algae resistant architectural shingles as per manufactures specifications using full headed barbed roofing nails. Trim all hips and ridges using matching CertainTeed cap shingles. Flashing: Replace all non permanent flashings with new 26 gauge flashings at roof to wall junctions and skylights. Install new metal based plumbing boots, seal all vent pipes, and chimney flashings. Balanced ventilation: Install new RVO-38 metal vent system to meet or exceed code standards. NOTE: Vents along lower roof will be filled using CDX plywood and continuous vented roof to wall will be installed in its place. Final: Magnetically sweep job sight. Clean gutters of all job related debris. Haul away all job related debris.

Underlayment: Install High-Temp Ice and Water shield on parapet wall sections of roof. Install FRU10 TPO underlayment on low slope section of structure. Install tapered cricket system on two existing flat decks to promote proper drainage. Roofing: Install 26 gauge, 12" snap lock, standing seam metal on mansard parapet walls surrounding building structure and complete by using matching trim package . Install 60 mil TPO membrane roof as per manufactures specifications excluding the two Dura-last membrane roofing decks. Flashing: Replace all flashings with new 26 gauge flashings at roof to wall junctions to match new metal roof. Roof Drains: Install all new 4" bolt in roof drains utilizing screw in debris caps. Cut in and install TPO clad, 4", through wall, overflow drains to meet or exceed requirements for flat roof Drainage excluding the two Dura-last membrane roofing decks. Final: Magnetically sweep job site. Haul away all job related debris.

Roof Preparation: Cover/Tarp and remove 1-2 layers of roofing material per visual inspection. Inspect decking for rot or deterioration. Re-nail and secure existing decking if necessary. Clean roof deck to provide smooth nailing surface. NOTE: Additional cost for wood replacement will be ($8.00 per foot for plank decking, fascia, and trim boards or $42.00 per sheet for plywood) Underlayment: Install Sharkskin ultra synthetic underlayment to entire flat roof surface as a slip sheet. Insulation: Install 2 layers of 2 poly-iso insulation board, offsetting all seems, and fastening as per manufactures specifications. Fill any and all voids with expanding foam to maintain an airtight insulation installation. Build and install tapered cricket systems at gutter edges, cricket, and behind chimney to create positive water drainage of new roof membrane. Roofing: Install 60mil WeatherBOND TPO as per manufactures specifications using the required number of screws and barbed plates. Build any and all needed wrap-flashings, corners, and boots out of matching WeatherBOND materials as needed. Flashing: Replace all cap flashings with new 26 gauge flashings around perimeter of roof. Terminate wall membrane and chimney using aluminum termination bar. Cut in and install new chim-12 continuous counter in chimney. Install new high hat clad metal flapper vent for range/bathroom. Install new 3 clad TPO drains to replace existing. NOTE: Up graded 3 downspouts Added $260.00 Final: Magnetically sweep job site. Clean gutters of all job related debris. Haul away all job related debris.

Balanced ventilation: Install new RVO-38 metal vent system to meet or exceed code standards. Gutter System: Replace existing system with new continuous aluminum 5" K gutters and 2 X 3 downspouts. Install sentinel leaf screens. Final: Magnetically sweep job site. Clean gutters of all job related debris. Haul away all job related debris.
