Fire damage repair | Jun 2013 | Chrysalis Award Winner This house was badly damaged by fire. The ranch style home is located on a sloping piece of property and has a lower finished floor besides the upper floor. All of the fire damage was done to the upper floor but the lower floor needed some interior finishing due to water and smoke damage. The owner's did not want a bigger house but basically the same house but with a few upgrades. They requested that all of the windows and siding on both floors match so there was no "patch" work or seams in the exterior. They also requested that more trim and moldings be installed wherever possible since that was lacking in the old house. So when the house was ready for trim, the architect and I went room by room to add details and finish trim. The majority of the trim work was in the living room, dining room, hallways, and kitchen. A lot of attention went into the details of the new screened porch. The framing and foundation of the lower floor was left and the upper floor was removed for rebuilding. A front portico and larger front stoop were added to the original home. The interior floor plan was slightly altered for an open look inside the living room, dining room, and kitchen. The ceiling was also vaulted in the living and dining rooms and lots of trim as added. Even though this was a renovation to an existing house the local building codes required that a renovation this size be Energy Star Compliant which meant all insulation, HVAC equipment, windows, doors and appliances had to be upgraded to those specs.
