The Lookout | Jun 2019 | A very extroverted husband approached us for a lookout from the very private single-story home he shared with his introverted wife. They also needed a garage and A LOT of storage space. We provided the height needed to capitalize on views to the nearby ocean and distant mountains by creating a low storage floor between the garage and lookout. This partial floor enabled panoramic views over single-story neighbors without violating the height limit. Nautical imagery and angles helped to lighten the very tall volume and allow it to metaphorically float above the neighborhood. | San Diego, CA | ||
Pentuckett Residence | Jun 2018 | This urban canyon location was highly desirable, but the site was extraordinarily difficult. In fact, this was the third time we had been contacted to assess the feasibility of building on the site. Our frank assessment of the challenges and cost of construction dissuaded the first two parties from completing the purchase, but the third was up for the challenge! The site was small, steep, oddly shaped, and began sloping down right from the sidewalk. Poor soil conditions made construction too expensive, and height regulations ruled-out building up. It was not clear that we could find enough buildable volume for a home. After much brainstorming, 3D modeling, and cost estimating, we had a solution! We stepped the building’s mass with the slope and decided on a decorated shed approach to make the odd form sing. Windows and doors responded to views, and a system of shading elements brought depth and materiality to the composition. Decks enlarged the home with indoor/outdoor living and further activated the composition. Puzzle solved! | San Diego, CA | ||
Olive Street Addition | Jan 2014 | Olive Street is a 1200 SF addition to a 680 SF bungalow on Switzer Canyon near Balboa Park. The owners wanted a design that was sympathetic to the character of the neighborhood and the original 1924 bungalow while creating a contemporary interior with spectacular canyon views. A tricky balancing act resulted in an addition that is modernist in attitude and composition while remaining respectful of the neighbors. | San Diego, CA | ||
Imperial Beach Residence | Jun 2013 | The owners requested unbroken ocean and city views; wide open spaces; indoor-outdoor living; and lots of natural light and ventilation to taka advantage of their coastal location. We placed the primary living spaces upstairs to take advantage of the stunning views possible only from the second level. Upper main floors are tricky, but a mid-level entry solves the problem. A proper entry follows a nice approach to the door, then a final few interior steps lead to stunning views from the main space. On the interior we opened the walls at either end of the primary space with folding door systems to capitalize on cool coastal breezes and join interior and exterior rooms. Curlew Street Residence | Jan 2009 | The Curlew Residence started with the owner's request for an 800SF 2nd story addition to their existing bungalow. They needed more space and wanted to take advantage of partial city and bay views from the second level. Unfortunately, the proposed views were mostly blocked by their 2-story neighbor. Our solution: build where the view is! We proposed a tower in front of the existing home and an extension of the living area at the back to achieve commanding panoramic views of city and bay from the primary spaces by looking around and over the neighbors. | San Diego, CA | ||
Formula L.A. | Jan 2008 | Not your mama's office condo... P.R., a young, progressive public relations firm purchased a bland tilt-up office condo adjacent to LAX and wanted a build out that represented the firm?s energetic and forward-looking brand. Through quick action we were able to negotiate significant changes to the shell building at minimal cost to our client. We redesigned the floor diaphragm of the second level to accommodate a large opening and added a large mezzanine between the ground and second floors. The result was a dramatic open space full of natural light and a significant increase in the square footage without increasing the purchase price or condo fees.
