When Hiring a Contractor: Always ask to see a copy of their contractor's license. Verify it is active and in good standing with the Contractors State Licensing Board (CLSB). Make sure your contractor carries workers’ compensation insurance for all employees doing work on your property. Otherwise, you could be liable for any cost associated with injuries, even if you were unaware the contractor was not licensed. Don’t assume your homeowner’s insurance will protect you against uninsured workers. Confirm with your contractor that they have liability insurance to cover employees in case of accidental/unexpected damage during the project. Do not pay more than 10% down or $1,000, whichever, is less. Contractors are prohibited from charging in excess of this amount. Ensure the quote clearly outlines the scope of work being discussed. California is very specific about the requirements for a Home Improvement Contract. A good contractor should be able to address all of your questions.
