Gaco Project This effort is one of many projects completed in the Estancia Primera sub-division during the last few months. In this project, we applied a Gaco waterproof 100% silicone coating over an existing tar and gravel roof approximately 13 years old. Crickets were also added to promote drainage.

Upon initial inspection, this house exhibited tremendous fading in the stucco because a prior contractor simply painted over the stucco using inappropriate materials. SFS&R "wrapped" the entire house in a fiberglass mesh and waterproof cementitious base, then applied STO brand stucco. All trim was either painted or stained. Additional repairs were made to deteriorated wood.

This residential roof had an existing single ply TPO that had been on for 15 years. It was a complicated roof system with a number of pipes, penetrations, parapets, mechanical units and canales. Santa Fe Stucco & Roofing inspected the roof and consulted with the owner regarding options. The best re-roof option that was proposed was a Gaco Western 100% silicone coating. Because a coating is not considered a re-roof, a permit wasn't needed. It also allowed the original roof to stay on and eliminate tear off, dump expenses and saving the environment of trash and debris. The owners are pleased that they have a 50 year life expectancy on their roof and a 10 year workmanship warranty from Santa Fe Stucco & Roofing.

Upon investigation, we discovered that the Ulrich's home had a modified-bitumen roof over pumice and two foam roofs. Santa Fe city code allows for no more than 2 roof systems on any given home. This meant an expensive tear off and re-sloping job before we could install the new modified-bitumen roofing system.
