Safeco Insurance Garage Renovation

So, you think your garage needs a little sprucing up? Well, let me tell you about this recent Seattle garage renovation insurance project in a nutshell - or maybe a tool chest. Ceiling Crisis: We swapped out 490 SF of tired old drywall for brand-new 5/8" taped and textured orange peel ceilings. Because plain ceilings are so last century. Surface TLC: Primed and painted 465 SF of drywall/plaster ceilings, making them smoother than a fresh jar of peanut butter. Electrifying Enhancements: Removed and reset nine recessed fixtures, then added nine new can lights to make sure no corner was left in the dark. Plumbing Shenanigans: Capped a water line, tore out and replaced 35 LF of copper tubing, and added a shutoff valve with an access panel. Because who doesn’t need a good plumbing project? Supplemental Shenanigans: - Removed and reset an 18' x 7' metal garage door and overhead track. - Primed and painted 535 SF of drywall/plaster walls, prepping and masking 90 LF for painting like true pros. - Replaced 495 SF of heavy-traffic carpet with vinyl flooring in a sleek coin pattern—black, of course. - Tore out 230 SF of R-38 insulation and replaced it with 465 SF of new batt insulation. - Upgraded a garage door opener to a more powerful model because more power is always better. Deck Reconstruction, Stain & Roof Build

When we got the call to tackle a deck project for a new customer in Kent, we knew we were in for a wild ride. Here’s how it all went down: Deck Repairs: First up, we faced the mighty wood rot monster. Replacing stair beams and pillars, we installed shiny new concrete blocks with galvanized supports. Because nothing says "sturdy" like galvanized steel. Deck & Handrail: Next, we reconstructed and stained the second-story deck and handrail. A new coat of stain made the deck look like it just got back from a luxurious spa retreat. Deck Roof Build: We then built a 20' x 12' deck roof frame, complete with a gutter and a sleek polycarbonate roof. Yes, we said polycarbonate—because clear roofs are the new black. Deck Roof Staining: Finally, we stained the new deck roof, ensuring it was as stylish as it was sturdy. By the end, this deck was ready for anything—rain, shine, and probably a dance party or two. Gate Installation

We rolled up our sleeves for this gate installation project in Everett that turned heads and had a bit of fun along the way. First up, the West Gate: Picture this – a colossal double door gate, stretching a whopping 190 inches wide and standing a proud 6 feet tall. It's got a metal frame that's as tough as nails, clad in vertically aligned cedar boards that scream "rustic charm." And because we're all about making life easier, we added casters to these double gates. Now, this gate doesn't just open; it glides like it's on ice skates. On the east side, we installed a more petite gate – think of it as the West Gate's charming little sibling. At 33 inches high and spanning 82 inches between the house and the neighbor's fence, it features the same sturdy metal frame and vertical cedar boards. Sound Health Clinic Remodel

We recently completed an extensive remodel for the Sound Health Clinic in Seattle. The project kicked off with the demolition of the temporary reception area structure, followed by framing new permanent partitions based on detailed plans. We then finished the new walls with drywall, paint, and trim, ensuring a polished look. Safety was a priority as we installed safety glass according to specifications. We also installed a new countertop in the back and fitted a door in the new opening. The site was thoroughly cleaned, and all construction debris was hauled away. This project involved comprehensive site plans, engineering calculations, permit submissions, approvals, and inspections. Seattle Attic Conversion

May 2024

This painstaking attic conversion project in Seattle began with the demolition and removal of existing paneling, followed by moving some framing and adding new walls and posts. After building and installing two new access panels, we then added insulation to the walls and ceiling. Next was installing 900 square feet of new drywall, two new doors to separate the new rooms, and the installation of three new custom Milgard windows from Emerald City Energy. We then installed 500 square feet of Wicanders GO Cork Flooring from Greenhome Solutions, followed by all new millwork including 100 linear feet of new baseboards. A change order to the project added the installation of cut-to-fit stairs leading up to the newly remodeled attic, in addition to sanding, wood filling and painting the skirt board and risers. The final addition was the stair railing and newels installation, followed by the application of new white paint to everything!

Deck Replacement

This deck replacement project in Port Orchard started innocently enough, and was supposed to just involve the removal and disposal of all the old decking boards and wood benches. Although we were supposed to leave the existing pressure treated frame structure intact, we ended up instead having to replace everything and reinforce the structure. This involved pulling apart the whole deck since the frame had no level or square, and then sistering every second joist, beams and flipping all the old joists upside down. Only then could we install new TrexEnhance Naturals Coastal Bluff decking boards with Trex fasteners, and some pressure treated boards for the picture frame so the deck looked seamless. The team also did some siding work on the house, and replaced rotted plywood, some spots of Rim Boards, put up waterproof Tyvek paper, and new HardiePlanks!

Door & Window Installation

This new door and window installation project in Seattle involved cutting out entirely new openings in the side of this customer's house for a new patio door and window! First we had to reframe an opening to the right of a mini-split drain so we could avoid it. Then we installed the customer's new door and window afer they relocated a power outlet. Next we trimmed out the new door and window on the inside of the house, while matching the exterior trim to the other windows. We finished up with some interior finish work that included drywall patching and painting the effected areas to blend everything in.

Vanity Replacement

This double vanity and countertop replacement project in Marysville started off with the removal of the old vanity but quickly escalated into mold treatment and water damage remediation work. Patching, texturing and painting of the damaged wall was also done. We then installed about 35 SF of new tile on the bathroom floor and side of the bathtub where the vanity was removed. Finally we were able to install the new vanity, countertop and faucets. Last thing was to grout the newly installed tile.

Hytek Finishes Office Renovation

This sweet little break room and bathroom office renovation project in Kent started off with the demolition and disposal of the existing kitchen cabinets and countertops, followed by pretty much everything in four employee restrooms. First thing we proceeded to install after the demo was new kitchen cabinets, a new kitchen countertop and a new dishwasher. Then we installed new vinyl flooring, wainscoting and Schluter tile trim in all the bathrooms. Next we installed four new toilets, sinks and mirrors in the bathrooms, and a new sink in the kitchen. Last thing we did was paint the kitchen and bathrooms, then it was time for happy hour!
