Based on our horrible experience, we recommend that all cabin owners and guests AVOID the companies "Property Sense" and "Oak & Pine", sister companies located in Sevierville, TN. When we signed up with Oak & Pine for Property Management 18 months ago, no one we could find had ever heard of them. They seemed to be an upstart. They have some very shady business practices that have us talking to our attorney. There are discrepancies in how they calculate their percentage share from month to month because they spontaneously change the formula on their unprofessional spreadsheets. Also, the rental amounts they report to the cabin owners do not match up with what the guest is paying, and it can't be explained by AirBnB's fees. If a cabin owner has the "audacity" to question their "funny-number" accounting, they cut and run and breach the Agreement. What's more, all of this accounting fraud is on top of lackluster service on the part of Property Sense, which is their housekeeping and maintenance arm. Please save yourselves the trouble.
