Restoration of the master bath and master closet floor, crawl space beams and decking. This included the floor finishes and a new door jamb to the closet. The above all due to a water leak in the crawl space. The house was built with CPVC, a creamed colored plastic piping. The fittings on the hot side breakdown over time. The leak was a spray that wicked through the insulation into the bearing beams and floor decking. There was no obvious sign of a problem. This was a very time consuming job, dust protection etc. Plus keeping their bathroom somewhat active for them. We got in, got the job done, plus some other maintenance work they needed done.

Restoration of a covered exterior deck. The house was built in the early 1900s'. The materials had been replaced since then. This may be the third application. We replaced some of the exposed bearing post, the 1"X4" T&G decking, some of the PT rim boards and installed new backing and lattice panels at the lower perimeter of the deck. We primed the T&G boards with semi transparent stain to seal the wood and coat them on all four sides. We then painted the deck after the installation.

Remove the carpet and pad in two bedrooms. Install oak, engineered floating floor planks. re-install all trims. This is the second time we have installed a floating floor for this client. We had enough materials left over that we used for the top of a window seat.

Replace the existing furnace and water heater with 90% efficient appliances. We also added additional support for the crawl space heat ducts that were done poorly when installed. This work made a huge difference in the heating and cooling.

Removal of the fiberglass shower stall. Installation of a mudset tile shower with a new frameless shower door, a new tile floor, new tile at the bathtub deck . All new plumbing fixtures. Once we removed the shower stall, we discovered we had space to add a full width bench area inside of the shower which was a huge hit with the owners.

Replace exterior window trim on the south side of the house. Remove and reinstall the main entry door for refinishing by my painting subcontractor. The house was not that old; the builder used spruce window trims that deterierate quickly if they are not installed properly and maintained.

Remove the existing exterior entry door assembly and install the owners new door with side lights. We trimmed the siding to accommodate the new assembly and added a new support member under the threshold. Ready for paint--

Provide plans, engineering and the construction of an exterior deck replacement; also add a new set of stairs to the side yard. The owner helped where he could. It was good that he was able to feel like a contributor to the project. The existing deck was unusable. They now have a very nice area for outdoor entertaining and a bonus in the new set of stairs.
