Affirmative Home Inspection Services Inc.

MY OPINION... STAY AWAY FROM THIS BUSINESS! James (Jim) Calleri is the owner/operator of this business, Affirmative Home Inspection Services, in Spring Hill/Brooksville, Florida, and he was the person who "inspected" the house we eventually bought (yes, we actually WERE customers of this business, which is why our review was allowed on BBB, since the BBB will not print reviews from unverified customers). We didn't find out till later that this man's so-called-inspection of our house was WOEFULLY and negligently inadequate. He missed (or maybe purposely did not document?) some very significant and COSTLY issues with our future house (MANY MANY thousands of dollars worth)... at least some of which should have been quite obvious to a home inspection "professional", and this was even with us paying $100 MORE than his “standard” fee. It is important to know, that although Mr. Calleri is "recommended" and even "referred" by real estate agents, especially those at the Spring Hill Keller Williams location (also mentioned in another of his BBB-Better Business Bureau complaints), Calleri gets these referrals from real estate agents in the Spring Hill and Brooksville, Florida area, because he does a FAST inspection (translate that as NOT THOROUGH), AND because he apparently avoids being a "deal killer". Take a CLOSE look at his “good” reviews on the internet, and you will find that the majority of them are from Real Estate AGENTS that regularly “refer” him, and a few “fakes” (his middle name is “Thomas” and there are a suspicious number of “Thomas” leaving new reviews) and there is even one written by Calleri’s OWN DAUGHTER... but most of his reviews are NOT from the “buyers” he did the inspections for,. My STRONG suggestion... Find someone else, almost anyone else, and preferably NOT by "recommendation" of your realtor. I also might suggest you Google (internet search) “James Calleri ROAD RAGE” for more significant information about this individual that might be of relevant concern to those considering his services.
