Waterfront Kitchen & Bath Remodel | Jul 2015 | Waterfront interior renovation. Interior Design by Katie Heyman. The client’s goals and aspirations were to bring in the spectacular water view while cooking and entertaining and still have a very functional kitchen. This incorporated many requests, even repurposing old counter tops as floating shelves. The huge challenge for this project was that we had to travel down a steep hill to reach the home with large trucks carrying a 25’ structural steel beam to replace the 20’ center wall in the house. This beam had to go down two and one half floors to the slab and needed to be hidden in the wall and still maintain the windows above. We were able to meet the homeowner’s goal to enjoy their water view while working and entertaining in their kitchen and still keep the house’s original architectural. Baltimore Master Bath Renovation | Jun 2015 | The homeowners had multiple projects, but the bathroom was the focus and greatest pain for them. The goal was to have a high level of finish, but meet their specified design criteria, which included relocating fixtures and bringing the bathroom up to current standards. We needed to keep the original architecture and design in mind while providing an inviting, contemporary, functional bathroom. The homeowner’s were thrilled and we did it within their budget. Outdoor Living Inside! | Jun 2015 | Nano doors found their use in warmer clients such as; California and Arizona, areas with more of a mild climate year round. The purpose of these doors is to bring the outdoor living in and visa-versa, indoor living out. They are basically a wall of doors that fold away in a neat stack that allow an outdoor space and indoor space to become one. This homeowner wanted to experience her childhood camp outs, by sleeping on the outdoor porch on a floating bed, yet feel connected to her home. Take note; she can sleep on the outdoor screened porch and still feel as if she is in her family room. | Ellicott City, MD | ||
Baltimore Condo | Apr 2015 | Complete renovation of a condo overlooking the Inner Harbor in Baltimore, MD. Interior Design by Angela Smith. The homeowners were moving from Washington DC with a view of the mall and desired a comparable view, so they chose the Baltimore harbor. As you can see by the before pictures this home had some definite design issues. The homeowners wanted to open up the common living space so that there was a view and access to the roof top terrace that wrapped around three sides of the condo. The master bath floor plan needed to flow better and the windows had to be replaced due to their draftiness. We also included heated bathroom floors to help combat the chill. There were some closet changes, and interesting niches were created to add interest. The new design maximizes the kitchen, adjacent living room and dining room living space, as well as, offering the owners a more spacious and efficiently pointed master bath. The hall bath was updated with marble floor and shower walls, a new vanity and fixtures to give a clean and bright look. The powder room took on a whimsical look as they included favorite artwork and wallpaper. They couldn’t be happier in their new home! | Baltimore, MD | ||
Entertainment Extravaganza Basement Remodel | Mar 2015 | We are all different people with different names. This includes our styles and preferences to design. This more contemporary/transitional basement is located in a traditional home with many traditional details. This homeowner wished to break ranks and pursue something that was fun, clean, different – party zone meets sophistication. The goal was to break the space into four sections: work out space (least priority), bar area with casual seating (high priority), game center (always a must), finally let’s kick back and crank up some movies and throw in a media area. The challenge was to be able to separate spaces and identify them, yet keep them all as one. This was accomplished through commercial plate glass, barn doors, epoxy floors, you know, just your everyday residential type stuff. What really counts most, in the end, is the reaction and emotional stir that the finish space creates with the homeowner. They summed it up with the ultimate compliment, “When we come down here, it’s like being on vacation every day!” | Timonium, MD | ||
Catonsville Whole House Remodel | Aug 2014 | Have you ever driven through your neighborhood and realized how nice it is to have friends you know and school districts you are familiar with, to then pull in your driveway and look at your dated, aging home and have to make the ever-dreaded decision to move or to reclaim your castle? This client never blinked. They were all in with a whole house makeover, starting with the main floor of the interior through the master bedroom, moving on to a family room addition, open rear porch, fresh paint and while we are at it throw on some new siding. Master Bath Spa Retreat | Jul 2014 | This award winning project has achieved its goal. The homeowner is enjoying a spa-like retreat in their new master suite. The transformation of this master bath is amazing, with the inclusion of state of the art fixtures; such as a heated, free standing, jetted, soaking tub, heated tile floor, rotating body sprays with individual temperature controls, rain head and hand held shower head. Overhead sensor lights that come on and turn off based on the presence of someone. The walls are tiled to the ceiling with two different textured ceramic tile and two borders of glass, ceramic and metal tile. The frosted glass window affords natural light while offering privacy. Interior and Exterior Makeover | Jun 2012 | What made this project a challenge was the magnitude of their priority list, and that the house sat on a mature lot offered some challenging solutions to accommodate their wishes. The first hurdle to overcome was the need for a two car garage. The only solution available was to design a detached garage, which given the placement of the house allowed us just enough room to incorporate a driveway to access the rear yard where the garage is now located. The second challenge came in the form of an exterior makeover. The approach had to be simple, clean and stay within a reasonable financial budget. The solutions came easy with a new identified front entry cover, re-siding the house with Hardiplank siding, re-roofing and updating windows. The last of the challenges came in the form of a new first floor living plan that needed to include an expanded kitchen, dining room and the real bonus, a screened in porch that could be accessible from a ramp off of the driveway. The only option available was to construct an addition to the rear of the home with a bump up shed dormer allowing additional direct lighting to the kitchen area dividing this new large room for use as a dining room, as well. Fortunately, due to the new driveway location the screened porch and ramp fit nicely into the new footprint and landscaping plan. The end result of this remodel was fresh new spaces with a clean cosmetic exterior overhaul bringing this home into the 20th century. | Severna Park, MD | ||
