This historic building located in the Historic Hill neighborhood of Newport was formerly the Trinity Church Guild Hall and Parish. Having been abandoned for decades, the building is now being rehabilitated into seven high-end condominiums with a covered parking level below. Units include an urban, industrial, contemporary aesthetic that contrasts the Colonial Revival fabric that was fortunately left intact in the building (i.e. fireplaces, sliding paneled doors and large arch top windows). A shed dormer was added along the waterside of the Fourth floor, allowing for views of Newport Harbor and the existing flat roof was converted into unit decks allowing for private outdoor space along High St. This project was approved by the City of Newport Zoning Board and Historic District Commission and is currently under construction. Melissa Hutchinson acted as the Architect of Record through all phases of the project from permitting through Construction Administration. She was also responsible for all interior fixtures selections, marketing materials and interior finish selections. The new owners of this existing single family home located off of Ocean Drive in Newport wished to update the Interiors and tailor the space to their specific needs. The existing First Floor Master Bedroom Suite and Den were turned into a Home Gym, Home Office and Library with state-of-the-art home theater system. In addition, three of the existing bathrooms were completely gutted to allow for new plumbing fixtures, tile work, lighting, etc. The transformation of the library was accomplished with the addition of custom red birch casework on three of the walls. The existing vaulted bleached wood ceiling was enhanced through the use of an LED cove up-light at the perimeter of the room. The floor of the office was raised to enhance the amazing views toward the ocean and a glass wall with sliding glass door was added between the gym and office to allow for acoustic privacy while providing a visual connection and allowing for natural light to filter into the gym space. Melissa is also responsible for the design of the new 350 square foot wine cellar and a new 3-car garage for these wine and antique car enthusiasts. She also coordinated with an outdoor lighting team to highlight the amazing landscape features and entry to the site. This project was completed in August of 2011. Melissa is the Project Architect for this home renovation and was responsible for the Architectural Design and Interiors. She worked with the clients from preliminary design through construction administration.
