The client is an adult care facility with differant classification of patients needs. The facility requested Linwood Development Company services for the installation of a very high quality Commercial Grade PVC Vinyl fence product. I was able to specify the very best product available on the market carrying a lifetime transferrable warrenty . The client wanted to install a barrier in the exterior court yard area to accommodate two seperate classification of patients. Allowing both types of patients to have access of the court yard facilities at their leisurely demands. Linwood Development Company's expertise knowledgeable background specifying green sustainable building material products which have acceptable AIA recomended quality and durability standard requrements. Evergaurd commercial grade high quality pvc vinyl privacy Estate series fence products. Installation specifications from the clients requested location of the fence to be built offered several complexities for the proper installation requirements from the manufacture and the transferable life time product warranty. The client REQUEST required the 5"x5" vinyl fence posts to be anchored directly to exisiting concrete flat work with several radius contours within the 126 Ln. footage area of the installation. Custom designed and the fabrication of 535 steel alloy square tube steel, 24 inches of 11 gauge material required 10 inch opening located for the bottom fence rail to be incerted into post for the fence panels. Flat square steel with anchoring bolts drilled and WELDED to the steel incerts. This design provides a clean anchorless exposed installation of each post to the contoured 130 feet of 5 foot wide sidewalk leaving ample space for patients safe access and usage.

The Deleon family contacted me in regards to constructing a custom made Shade Sail Structure in their back yard area. Wanting a rather large shade sail constructed allowing for a future shade structure to coverer new pool areaaqua@aaare havipool constructed also but wanted me erect the structural system prior to the pool being constructed. Due to the placement of the. Posts locations I was able to take advantage of the concrete footings of the houee and the back yard wall. For additional structural stability I drilled holes into the foundation system. Epoxied doweled rebar into the footings tiying the post. Concrete footings into the house and wall. This allowed me not to engineer the. Footinhs to be smaller in size saving the home owner a great feal of money in both concrete and labor

This project started out as repairing water damaged wood floor decking in a manufactured home located in Three Points, Arizona. After removal of water closet falling through the floor from water damage. We needed to remove the tub to replace the damage directly in front of the tub. Upon removal of tub we located a huge pack rat nest under the directly under the tub and floor decking. We then located an additional nest under the vanity cabinetry. Removing all exisiting floor deck installation of new plywood and bathoom fixtures. Upgraded the vanity to full size unit with granite countertop undermounted kohler sink basin. Installed Delta fixtures. Installed fiberglass tub surround. Refinished the exisiting tub and installed gray glass subway tiles above tub surround and vanity backslash.
