Seward Park Residence

This project involved renovation of a residential landscape for a young family. A cedar fence encloses their new sod lawn and patio, providing a safe place for children to play. Brightly colored, drought tolerant plants frame front and back entries, with a Japanese-style shade garden at the back door.

We purchased the home in March 2014. The front yard consisted of a hedge of very tired junipers. David helped us designed a fresh new look and redesigned the irrigation system to match it. While on the project his team did a few other quick fixes that we requested professionally and cheerfully.

Pursuant to Section 15.07.050 of the Auburn City Code fences (8 foot privacy wall) over 6 feet require structural design and calculations by a Washington State Licensed engineer or architect. Please provide this information concerning the 8 foot privacy wall that is indicated on the plan drawings. 2. There has been little information concerning the code provisions concerning the stairs on your plan drawings. Please provide the applicable information on the plan drawings indicating compliance to the code provisions pursuant to Section R311.5 Of the 2006 International Residential Code. 3. Please indicate on plan drawings that the materials used for the construction of the deck and exposed to the weather comply with Section R319.1.3 and R313.4 of the 2006 International Residential Code. 4. Pursuant to Section 15.64 ?Swimming Pools? of the Auburn City Code every permanent private outdoor swimming pool shall be surrounded by a fence or wall not less than 60 inches in height, which shall be constructed as not to have openings, holes or gaps larger than four inches in any dimension except for doors and gates. All fences erected shall conform to the fence regulations as set fourth in Chapter 18.48 of the Auburn City Code. Pursuant to Section 15.64.020 ?Gate and door requirements? of the Auburn City Code All gates or doors openings through the fences required in ACC 15.64.010 shall be equipped with a self-closing and self-latching device located on the inside of the gate or door of sufficient height so that small children cannot reach the latch. All gates and doors shall be kept securely closed at all times when not in use. Please indicate compliance to the above mentioned codes on the resubmitted plan drawings. It is important to take notice of the definition of swimming pools found in the 2006 international Building Code under Section 3109 2 ?Swimming Pools any structure intended for swimming, recreational bathing or wading that contai, ns water over 24 inches deep.
