TJR WORKS! LLC has a primary focus of residential remodeling and new home construction for individual home owners. TJR WORKS! engages in projects such as kitchens, baths, additions, whole home make overs, exterior remodels and new homes. We are primarily a Design Build type of company, which means we help the client determine what they want, then we design it for them and then we build it for them. Of particular interest is the fact that TJR WORKS! LLC engages jobs that are technically messy and require a considerable amount of administrative work such as restoration work (requires settling insurance claims with a homeowners insurance policy underwriter) and After the Fact Permitting (where a home has work built without a permit and then the work is made legal with the local building department authority in arrears) which is very uncommon for a contractor in Hawaii. Often we can assist a homeowner in making a disaster or nightmare permiting situation work to their advantage. An example might be a water damage event where the kitchen and flooring were damaged and needed to be replaced. Often, the insurance will pay for most of the repairs or work, but not all of it. We encourage the owner to view the situation as a big discount on a complete kitchen remodel where the insurance payment covers a large portion of the work. Then, instead of just restoring the kitchen to what is was, we will completely redesign and remodel the whole area to make it into what the owner really wanted long ago, but could not afford to do. The flood event can then be seen as a good thing that helped the owner get something they wanted. Another scenario would be an unpermitted work situation where work was done with no building permit. Normally there would be a permit fee penalty from the Building Department to get this type of work to be permitted. But, instead of just "after the fact permitting" the work, we expand the scope to include more work and do all of it as "new" work. We get the old illegal work brought up to code as part of the new work. This solves the original problem, avoids the penalties and also gives the owner more for the effort and funds they invest.
