When we decided to finish our basement, adding a full bathroom, bedroom, living and dining area and kitchenette, Scott Padgett was our first and only choice. As in our first experience, Scott's vision and talent, along with his professional and talented contractors, gave us a stunning addition to our home. My wife and I were getting quotes from various contractors to build a garage. At first, Mr. P****** was very responsive and offered us the best price on the garage we requested. He met with us in our home and over the following two weeks, we made some changes to the plans and he gave us a formal quote, with exact specs, and a price of $45,000. He requested a "non-refundable" deposit of $4,000. My wife and I are both new to using a contractor and didn't see anything wrong with that at the time, and gave Mr. P****** his deposit. Due to the size of the garage, I had to request a variance from the city to get a building permit. Once the variance was approved, I contacted Mr. P****** again to say we were ready to go. From then oh, his communication became very spotty. Sometimes he replied to voice messages right away, sometimes it took two or three calls and multiple days to get a response. Sometimes he responded to texts the same day, sometimes he did not. He took a week off for the "inaguration in DC" and then another week after that after he "was held up in DC." Finally, we get ready to go and I requested him to get the building permit. All seemed well. He got the building permit and said to us "all we need now is to finalize the contract." His final contract was for $73,000. Surprised by this, I called him and asked him to outline the differences over the phone between the written and signed proposed work for $45,000 and his final contract of $73,000. He did not give me reasons, only that we changed our plans and that's now the cost. I requested that he and I meet, so we did, in person at my place of business in Hamilton, OH. Again, I wanted to go over the difference between the written proposal and the final contract, spec by spec, so I could understand the difference. And again, he gave some vague reasons about needing heavier equipment and "design changes" but nothing specific like I requested. I told him that if the price was going to change by 62%, that that was something he should have communicated to us before getting a building permit and getting ready to go. At that point, I requested my deposit back, minus the cost of the drawings he used to get the permit and the cost of the permit. He declined, saying it was non-refundable, that he had over fifty hours of work into this project, and that he billed himself $65/hr to do the work. To be polite, the meeting became contentious from there. I told him I had no intention of doing business with him at that point. He gave me his drawings and the permit and left, per the agreement. I have learned some lessons about contractors through this experience. We found a new one that didn't require any deposit to work up multiple drawings and provide us with multiple options and we are ready to break ground. But based on our good faith initial meeting with Mr. P******, we got a personal loan for the garage, on which we have been paying interest for over 6 months now with no work done. We are also out the deposit, and the cost of re-issuing a building permit. Technically, Mr. P****** did what was written. He gave us drawings and a permit and we gave him the non-refundable deposit. But being surprised by a 62% increase in price between the quote and the final contract, with no indication that that would happen is not the way my wife and I appreciated being treated. We believed we were entering into a good-faith agreement. I do not recommend American Made Contractors, LLC.
