Credible Home Inspections

To respectfully respond, the primary problem with this review is the fact that you are not our client. Our actual client, the buyer, who did hire us, was very pleased with the inspection and has hired us for multiple properties. Oregon has very specific parameters that are required to be reported, and we set expectations and parameters for the report with our actual client, who was very pleased with our findings in all of their reports. Therefore, your statement, does not represent what the inspection report is for. For example, when there is tar all over a roof, true, it may not be leaking, but it is a failed roof, is beyond it's useful life. It would be irresponsible of us to our client not to say. I would hope anyone reading this would agree, this is who they want inspecting for them...to protect their interests, not the sellers. This is actually a great example of the importance of why people should have home inspections – to be educated about their potential home. A 100+ year old home will typically have had numerous changes and repairs in the past, and while it may not be an active “problem” it’s important for a potential buyer to be aware and educated about these, and the conditions of everything that we are able to observe. To add, because of the concerns of your disabled grandmother, our company had two inspectors inspect the home, one inside and one outside to make it as efficient as possible. A single inspector would have been there disrupting the household for nearly twice as long. It is unfortunate that extra effort is being viewed as "disregard for privacy" when we were working to be more efficient for your privacy. We are glad you have found the report useful to do some needed repairs. Please be mindful, you are now required to disclose findings of the report to future potential buyers, and your post is evidence of that. Best of luck to you.

Dear Sachin: Why you did not bring up any disappointment or confusion with us directly so we could either correct, or ensure expectations were correctly set, or clear up any misunderstandings? With regards to your statement about responding in a timely manner/customer service is poor I’d like to point to a few facts for you to please consider: • Request for inspection arrived 10/17 at 2:23 p.m.; Confirmation sent and verified read by you within 30 minutes. • Inspection completed on 10/21 and report sent same day; Verified email was received an opened by you that same night 10/21. • Email received from your wife with four questions on 11/4 at 8:50 a.m.; Reply to her with answers for each question 11/4 at 10:44 a.m. – within two hours. Your wife even stated ‘Thanks!’ in her note. • We added to your inspection ‘Blue Tape’ cosmetic issues that falls well outside a general home inspection to help you as you were out of state and unable to walk through the new construction. • Your inspection included 73 inspected items; 1 Maintenance Recommendation; 15 General Recommendations/Fixes Needed • Your report included 135 pictures and 1 video, far more than most reports as we went above and beyond with extra pictures and the ‘Blue Tape’ request to provide that extra customer satisfaction as you were not present and out of state. How could this be ‘not responded in timely manner’ or ‘customer service was extremely poor’? The facts just don’t add up. I’ll be the first to admit if we made a mistake and do our utmost to correct, but this is not the case here. As explained, the home inspection is a snapshot of the home of that day only. Transfer of ownership did not occur for nearly a month later, and there was work still to be done in the newly constructed home – meaning people in and out of home for the following weeks. We cannot be responsible for any changes after the time of inspection, especially as they were actively happening. With regards to your HVAC system, as explained the temperature was too cool to run the AC, if the system is ran under 65 degrees it has the possibility of being damaged. Temperature during inspection was 55 degrees. As it is not your home yet, we have to respect other people’s property, and go by Oregon State Standards. With regards to the furnace – the system was ran on day of inspection and worked properly as reported. It’s a new build, new install, and also under warranty. Here are two pictures to show you (and anyone else reviewing to see the fact) that a picture of the thermostat was taken at the start of inspecting the furnace and at the end – you can see a 6 degree change. Starting at 59 degrees, which yes we state was cold for being inside a home, but you can see approximately the second picture shows 65 degrees. Again, we are disappointed because at no time during this process did you contact us to voice any concerns that you wrote in your review, in fact you and your wife were very pleasant, which makes it all the more confusing and can’t understand how this could add up to a one-star review.
