June 3, 2023 we received a Lead from Mrs Brown regarding an unlevel bathroom floor, June 5 scheduled appointment, and June 14, 2023 client signed a Contract to level bath floor, replace 2- front porch lights, reattach front porch ledger board & reattach the loose aluminum siding. Mrs Brown explained they were selling the property and wanted to conserve costs, so we suggested a Labor Contract to cut costs, which the client would be responsible for picking, purchasing and having material delivered to the job site. June 20, 2023 we started demo and realized that her bath ceramic tile was set on a concrete slab, which saved her a little more costs in the labor involved. Subsequent to hiring us for the bath floor, Mrs. Brown also hired the services of another Contractor for her deck. We leveled the floor, layed the tile and prior to grouting was approached by Mr. Brown, who had an issue with the tile spacing and at this point took over all communications. He stated that he had a family member who was a tile guy, who stated that the ⅛ spacing should be bigger. We then suggested that if you aren’t satisfied, we would replace the tile with ¼ spacers. He spoke with Mrs. Brown, who agreed that the spacing was ok. After we grouted, Mr. Brown then followed up with a text asking why isn’t the floor grouted. Once we set the tile, grouted, installed the existing vanity, toilet and base trim, due to the prior tile installation we had to reconfigure the threshold. Client agreed to a wood threshold, which put us in a situation where we were spending additional time and money purchasing & picking up material regardless of our Labor Contract. Subsequent to finding the Client approved threshold, and prior to installing Mr. Brown consulted with Mrs. Brown who had an issue with the color, which we agreed to paint and install. In the interim, we started removing the front porch soffit to reattach the ledger board and was told by Mr. Brown that he has another Contractor taking care of that. We then had a conversation with Mr. Brown regarding our next draw that was due subsequent to finishing the bathroom and prior to moving to the outside projects. Mr. Brown replied that he has an estimate from another Contractor that is cheaper than ours and he feels as though we owe him money back based on that estimate. We’ve taken into consideration that the Browns are looking to sell and relocate due to Military responsibilities and not file a Contractors Lien or seek further legal ramifications for Monetary Loss Due to a Breach of Contract & Defamation Of Character. An working from a Labor perspective if there was any material purchased by us, it was done at our time & expense, therefore owned by us, not the Homeowners. The Browns were guided in placing so much focus on our bathroom, they neglected to share the same mutual concern on the process & materials used on the deck construction by the other Contractor. Maybe they were victims of one of the oldest tricks in the book. The Browns are in fact in Breach of Our Contract by Contracting out work that we were already under Contract to complete, as well as Defamation Of Character.

Junior T contacted our office regarding his interest in adding an addition on the back of his home. Upon arriving I noticed that he had demoed the kitchen, dining room, & bathroom to the studs, extended the kitchen into the garage approximately 6’, as well as rough plumbing & electric. An all this work was done without acquiring the appropriate permits from the township. I informed him that he would have to get the appropriate permits for the work he started or inform me upon completion and then I would begin submitting for permits on the work we’re contracted to do on the addition. Approximately a week later we received a call from Junior T informing us that he wanted our Company to finish the interior work he began. Subsequent to doing a site inspection of the interior work I’ve come to the conclusion that the workers who started the interior work didn’t acquire the appropriate permits because they weren’t Contractors, didn’t carry a License by the State, but were Associates of Junior T’s who he informed me had done previous work on other projects of his prior to this. Subsequent to acquiring our framing & plumbing permits we had to reframe the structure & redo the plumbing due to it not being in accordance with code. After our plumber had explained the numerous issues with the previous work “i.e. wrong pipe sizes, not pitched & not glued” and how he could rectify it, which was to take the previous work that was run level on the ground and run it on a pitch allowing for flow. The pitch would run along the wall and we all agreed at that time that it would be boxed in to conceal it. Junior T waited for us to complete the framing, plumbing, insulation, sheetrock, pass all our inspections and “in the interim had other handyman working off our permits” prior to paint decided that he didn’t want to box in the pipe and he insisted that we return it back to its original state “as well as start the addition without first acquiring the appropriate permits”. And that it wouldn’t matter because we passed all inspections and didn’t require for the inspectors to return back on the jobsite. I offered alternatives, informed him that he hired us to do a job professionally and according to code. It wouldn’t be wise to do that, the 10-12’ run is required to be pitched to alleviate backup and allow for flow. He became irate, started kicking the pipe, raising his voice and slamming doors as if some adolescent were acting out because they didn’t get their way. The following week he sent me a picture where he had another plumber come in after we passed inspection and redirect the pipe back level on the floor. I'm pretty sure we’re not the only Company that has ran across a Junior T who has done this type of work many times before, in the same State, so much he neglected to invest the time to acquire the proper licensing that would put him in a position to submit the proper documents to the township and acquire the proper permits to complete the proper work he started. UNDEXTEROUS!!
