Water heaters generally last around 8-12 years. If a gas unit and you hear a rumbling sound during operation that's a sign the unit has quite a bit of sediment in the bottom. Most of the time water heaters will fail slowly, and rust at the jacket around the bottom is an indicator replacement is needed. Although sometimes they can fail dramatically so if you have a unit more than 10 years old it may be prudent to replace it now.
